Located in a rural mountain area of Robbinsville, NC
Surroundings may include farms, cabins, RVs, and camping areas
Friendly small-town environment with nearby stores and restaurants
Gravel access road from Snowbird Rd; suitable for motorcycles, sports cars, trailers, and standard vehicles
Drive slowly and use caution, especially with low-profile vehicles

Occupancy & Booking

Maximum occupancy: 8 guests
Minimum booking age: 25
Only registered guests are allowed on the property
No parties or gatherings

Check-In / Check-Out

Check-in: 4:00 PM
Check-out: 10:00 AM (strict)
Self check-in via smart lock
Late check-out without approval may incur fees

Parking & Vehicles

Park only in the gravel driveway
ATVs, off-road, and untagged vehicles allowed only on the driveway
Gasoline containers are not allowed inside the house

Smoking

No smoking or vaping inside the house
Smoking permitted outdoors only
Use provided ashtrays

Pets

Pet-friendly (max 2 pets)
Pet fee: $50 per stay
Pets must be disclosed in advance
Furniture covers must be used if pets are on sofas or beds
Guests are fully responsible for pets at all times
Service animals as defined by ADA are welcome
Emotional support animals are not considered service animals
Dog hair may be present despite professional cleaning; no refunds provided

Children & Safety

Property is not childproof and not fenced (creek at rear)
Children are allowed at guest’s own risk
Guests are responsible for children and pets at all times

Wildlife & Nature

Wildlife and insects may be present due to the rural setting
No refunds for wildlife or insect encounters
Property is professionally treated for interior pests

Noise & Fire Safety

Quiet hours: 10:00 PM – 8:00 AM
Fires allowed only in the designated fire pit
Burn wood logs only

Security & Monitoring

Exterior cameras record audio/video 24/7 (hotel-standard security)
Do not tamper with or disconnect cameras, internet, detectors, or thermostat
Tampering results in immediate cancellation with no refund

House Care

Lock doors and windows when leaving
Do not flush anything except toilet paper
Dispose trash in the outdoor bin
Shed and RV site are off-limits

Liability & Refund Policy

Guests assume all risk for injuries, loss, or damages
No refunds for weather, illness, power/internet outages, road conditions, or acts of God
Maintenance access may be required if needed

Violation Fees (Not Limited To)

Indoor smoking: $100
Undisclosed/unauthorized pets: $100
Extra guests over 8: $30 per person per night
Excess cleaning: $100+
Late check-out: $20 per hour
Damaged or missing items charged at replacement cost

Check-Out Instructions

Please complete the following before departure:

Wash and put away dishes
Place used towels in laundry basket
Leave bedding and furniture covers in place
Dispose food and trash in outdoor bin
Extinguish fire pit and grill
Lock doors/windows and close curtains
