Carolina Joy vacation rental nests on a rural landscape where farms, cabins, mobile homes, RVs, and camping areas coexist across Graham County. Robbinsville’s town center is just a five-minute drive from the house. It boasts a fully-stocked supermarket selling wine and beer, a couple of pharmacies, an urgent care facility, and various restaurants, including fast food, pizzeria, BBQ stop, and Mexican cuisine. As a small mountain town, the locals are friendly and always willing to lend a hand. 

When it comes to getting around, you'll be pleased to know that this municipality is well-organized, with street lights and visible street signs to make navigation a breeze.

There is a conveniently accessible gravel pathway leading to the house from the primary paved road, Snowbird Rd. This path is designed to accommodate all types of vehicles, including motorcycles, trikes, sports cars, jeeps, and trucks with trailers, up until our street, which is also gravel. If you are unfamiliar with rural roads or if you are driving a low-profile car, we advise exercising caution. While the terrain is predominantly flat without steep slopes, we recommend taking it slow, especially during your initial approach, to familiarize yourself with the driving or riding conditions.

Liability: The property owner and their representatives are not liable for any injury, loss, or damage to guests, pets or guests’ properties arising from your use of the vacation rental property.

Minimum age of booking guests: 25

Check-in: 4 pm

Check-out: 10 am | Please respect this time as the house cleaners must start promptly to have everything ready for the next guests.

Please park your vehicles in the driveway (gravel).

ATVs, off-roads, and untagged vehicles are ONLY allowed on the driveway.

Smoking (of any kind - vaping included) is NOT allowed inside.

Guests can only smoke outdoors. Please use the ashtrays provided to discard your cigarette butts.

We are pet friendly. We charge an affordable fee: $50 per stay (max. 2 pets).

If you plan on bringing your pet/s along, please communicate with us beforehand so that we can make reasonable accommodations, which are different than when hosting only humans, to avoid any violation fees. 

Please use the provided furniture covers (inside coffee table drawers) to let them up onto the sofas/beds.

We understand, that “a service animal means any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory,

psychiatric, intellectual, or other mental disability.” Ex. Seizure Response Dog, Guide Dog.

Emotional, comfort, and therapy dogs are NOT service animals under Title II and Title III of the ADA.

The Guest shall be solely responsible for the pet/s while on the property.

We, the host, assume no responsibility for illness or injury that may occur to pets or humans while on the premises.

If guests are allergic to dogs, they agree to stay at the house at their own risk.

Even though the property is professionally cleaned right after every checkout, guests can find dog hair from time to time. No refund will be granted for such finding.

House is NOT suitable for children. Kids ARE allowed; we just need to state that: the property is unfenced (creek on the back) and NOT childproof (no locks in cabinets, no kids-friendly electric

outlets, etc.) for safety purposes.

Guests are fully responsible for the safety and security of their children/pets at all times (inside/outside) during their stay and for cleaning up after their pets (inside/outside) - dog waste bags provided.

Due to our unfenced property's nature (mountains/rural area), guests might encounter some wildlife, insects, or stray animals, including but not limited to: cats, dogs, birds, bees, wasps, bats,

mosquitoes, spiders, snakes, fireflies, butterflies, ladybugs, ants, foxes, etc. Our house is professionally treated on a scheduled basis for interior pests. All mattresses/pillows are properly encased to avoid bed bugs. 

No refunds or compensation will be given for any insects found inside the house. 

We are NOT responsible for any wildlife or animal encounters (inside/outside) of any kind and will not be liable for medical bills resulting from encounters with wildlife.

Parties or gatherings beyond booked guests are NOT allowed.

To comply with local ordinances (Graham County), please avoid making any loud noise (outside) between 10 pm and 8 am.

To comply with local ordinances and for security purposes, please use ONLY the designated fire pit area to start a fire. Nothing but wood logs is allowed to be burned.

Whenever guests leave the vacation rental, they are responsible for ensuring all windows and doors are closed and locked to maintain security and safety.

Refunds will not be given in case of sickness, bad weather, road maintenance issues, power outages, equipment malfunction, or other things beyond our control, such as acts of God.

No refunds will be granted for any temporary outage of electricity, water, or Internet service. Booking Guests further agree to grant access to Rental Property for maintenance and repair purposes.

Please do not flush anything but toilet paper down the toilet. We provide a bin for everything else in each bathroom.

Kindly avoid leaving trash outside to avoid unwanted visitors (stray dogs/wildlife). Graham County doesn't have a local pick-up service. Please take your garbage bags to the closest communal trash cans (5 mins away, 24/7). Location: 400 Snowbird Road - Robbinsville, NC 28771 | (828) 479-9369

We are not responsible for the loss of any personal belongings or valuables. If you misplace something in the house, please let us know so we can look out for the item during the changeover and cleaning.

The shed and RV (unoccupied) site area is off-limits for all guests.

Note: Our guests have exclusive access to the home and the backyard during their stay. We park our travel trailer in the RV site area located 150 feet east of the house; it is not our primary residence and will only be occupied by us on rare occasions. We will always let our guests know if we plan to be there.

Ring doorbells and cameras are located outside for security and safety purposes, recording audio and video while triggered by motion sensors 24/7. Similar to what you'd find at a hotel.

Do NOT disconnect the Internet service. Tampering (including disconnecting or covering) with any electric device or electrical outlet (cameras, internet connection, smoke/CO detector, thermostat, etc.) will result in automatic cancelation of your stay (with no refunds of any kind), reporting the violation immediately and proceeding with expedited eviction.

For security and insurance purposes, gasoline tanks or any containers holding gasoline are NOT allowed inside the house. Please keep those by the covered porch.

If you're unsure about any of our vacation rental terms, conditions or house rules and require further clarification, don't hesitate to contact us.

We've set out these rental terms and conditions so that every guest visiting our property as is, has a safe, secure, and, most importantly, enjoyable stay at our place.

We reserve the right to contact the local authorities (Graham County Sheriff) in response to altercations, disturbances, etc., within the property limits.

Deposit (Direct Booking)

A deposit of $250 will be put on hold 7 days prior to guests' arrival, it will be collected by the credit card used to book the stay (no email reminder will be sent to the guest); our goal is to release the deposit in full within 3 days after checkout because the stay went smoothly and no violation fees need to be applied.

Property damage protection (Vrbo)

A $300 deposit will be put on hold by Vrbo, to cover any possible violation fees and damages; our goal is to release the deposit in full as soon as possible because the stay went smoothly and no violation charges need to be applied.

**A house assessment is documented before and after each arrival. An inspection is initiated right after every check-out and compared against the previous house assessment before new guests arrive. A violation report will be sent (with visual evidence) if any rule is broken during your stay within the window of 2 days after check-out.**

Violation fees

Inside smoking: $100.

Unconfirmed/undisclosed/unauthorized pets: $100.

Any extra person over max. occupancy (8 guests): $30 per person, per night.

Tampering (including disconnecting or covering) with any electric device or electrical outlet (cameras, internet connection, smoke/CO detector, thermostat, etc.) will result in automatic

cancelation of your stay (no refund of any kind), reporting the violation immediately and proceeding with expedited eviction. Fee $250.

Excess cleaning fee (including unwashed dishes, trash removal, urine, feces, vomit, blood, cigarette butts from the backyard, pet hair from furniture for not using provided covers, etc.): $100.

Unapproved late check-out (later than 10 am): $20 per hour.

Missing/damaged house items (towels, pillows, etc.) will be priced accordingly.

Fees may include but are not limited to missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees.

While we know our guests won't intentionally break/damage anything at our vacation rental, we understand accidents can happen sometimes. Always report any accidental damages or breakages promptly, especially before check-out, so we can resolve them promptly before the next guests arrive.

Please do the following on the morning of your departure:

All used dishes, pots, cups, etc. should be washed and put away before leaving the premises.

Leave all used towels inside the provided "laundry" basket (inside the master bathroom).

Leave sheets/comforters/blankets/furniture covers ON the beds and furniture; housekeeping will take care of them.

Dispose of any leftover food from the fridge. Bring garbage bags to the closest communal trash

Make sure the fire pit and grill are extinguished.

Lock all doors and windows (close curtains as well, please).

By proceeding with this booking, you state that our Rental Terms & Conditions - House Rules were read, understood, and agreed upon by you (booking guests) and all party members staying at Carolina Joy vacation rental as is, during the dates of your booking.
